Customers are willing to pay higher rental prices for buildings with green certificates

Savills Vietnam's recent Market Overview Report notes several upcoming green office projects in Hanoi, including Gelex 10 Tran Nguyen Han, 36 Cat Linh, and Tien Bo Plaza. By the end of 2025, Hanoi is expected to provide 68,400 m2 of green office space. Alongside these new developments, the market also recognizes other prestigious names with green certifications such as TechnoPark Tower (LEED Platinum) and Capital Place Hanoi (LEED Gold).
Ms. Hoang Nguyet Minh, Senior Director of Commercial Leasing at Savills Hanoi, comments: "The strong shift in tenant demand has somewhat intensified competition between buildings, creating rental price pressure for older buildings that do not meet environmental criteria. Greening office buildings has almost become a necessity, making investors need careful preparation to adapt and find spaces that align with tenants' expansion strategies and ESG commitments."
Savills Impacts statistics from 2022 reveal that only about 22% of office buildings worldwide have international green certifications with various certification systems like LEED, BREEAM, or WELL. In Los Angeles, this figure is 15%. Achieving a green building goes beyond simple requirements for space or natural coverage; it also demands the application of technologies in operations to minimize negative environmental impacts.
Within the LEED system, LEED Platinum is the highest ranking, followed by LEED Gold, LEED Silver, and the basic LEED standard. As of the end of 2023, Hanoi has only recorded four office projects meeting the strict standards of LEED, with TechnoPark Tower being the only project in the North and the second in Vietnam to achieve LEED Platinum certification.
The report emphasizes the increasing importance of green and sustainable features in office buildings, driven by both tenant demand and global environmental commitments. Green certifications are becoming a crucial criterion for tenants when selecting office spaces, and developers are adjusting their strategies to meet these evolving preferences in the market.

LEED Platinum certification places a significant emphasis on creating a healthy working environment for tenants and employees. TechnoPark Tower employs 26mm thick Low-E energy-saving glass to stabilize internal temperatures, effectively preventing heat transfer while ensuring ample natural light. The building's design aims to minimize light pollution by automatically turning off façade lighting after midnight. Over 75% of the working areas within the building benefit from natural light, enhancing the sense of positivity and focus, thus increasing productivity and work efficiency.
With a greenery density of up to 25% and 30% open space, TechnoPark Tower provides users with a relaxing and energy-renewing atmosphere. The project encourages users to experience the "relaxation garden" and "green corridor." These features contribute to a positive and sustainable working environment.
To optimize energy use, TechnoPark Tower utilizes solar panels to generate green electricity and a rainwater collection system for irrigation and hygiene purposes.
While the number of green buildings in Vietnam does not yet match its potential, achieving international green certifications like LEED, especially LEED Platinum, is not a simple task.
